One of the best ways to protect your Condominium Investment is to join the Board of Directors. This position is often overlooked and is of extreme importance. The Condominium Manager takes direction from the Board. Condos have different declarations, rules etc. Generally Boards set the budget which is ratified at a AGM meeting. Unit owners are often not aware of the power a Board has and how much discretion they use.

Do not Call List

I welcome the do not call list. I have registered and my phones have become quiet. I feel it will force many industries to improve on their marketing and relationships they are building. When I am  hosting an open house. I would always cold call and invite the neighbors and most people would actually appreciate the phone call and ask about their home values.

Now of course we can still call as long as we check our registry. Fines for a Realtor in Ontario could be $1500.00 and the Broker $ 15,000.00 I question whether Real Estate  Brokers in Ontario would want to carry this amount of Liability ? Are we covered under Error and Omission Insurance?

I am still looking in to this but I guess the issue is really like Photo Radar… Its only a problem if you speed…  The Motor Cycle Helmet Law ….. Its only a problem if youre not wearing one !! You get the picture. I do not like excessive regulation but the DNC list is long overdue.

It is funny to me how the government exempted themselves and Newspapers as well. Political Parties and the Media got a pass.

However this is one more little rule I can live with.

It is important to make sure your lawyer and client when buying a Condo does not  bypass the rules and regulations section.  It amazes me  how people only focus on the financial stability of a condo , when sometimes a solicitor ignors the rules sections that could effect the use and enjoyment of the home.

As a former Condo Manager I thought it would be great to start my blog with this friendly tip of the day !!
